You may have heard of Tung Tran at CloudLiving. He lives in Vietnam, and he is famous for his $10K challenge: Building a profitable authority site from scratch that nets $10K per month.
There is a great article on his site: How To Find Profitable Sub-Niches in 2017.
The article explains how to find a profitable evergreen subject in Google, however you shouldn’t use this data to pick your actual niche. You need to then drill down to a sub-niche. You can locate sub-niches with Google suggest, Amazon, eBay or Clickbank.
The article goes over the example of “weight loss” and then drilling down to “Paleo diet”. Then using Google suggest, one of the suggestions that comes up is “Paleo diet for beginners”, 1K-10K monthly searches in the Adwords keyword planner.
There are 19,800 search results for inurl:”paleo diet for beginners” and 520,000 results for “paleo diet for beginners” in quotes. This is still a fairly competitive sub-niche.

Look at the exact match domain in position #9.
It has a total of 325 backlinks from 44 domains. Per SEMRush it gets a search traffic of 94.
It has 50 pages linked to, most of them 4 links or less.
This shows that you can rank with keyword domains and it takes a lot less links that way.
Using An Expired Domain To Build Your Site
Instead of registering a brand new domain, you could look for an expired domain that already has backlinks.
Unfortunately there is no great expired domain for this specific keyword (Paleo diet for beginners) the ones available have no backlinks.
Therefore I would use a modified sequence: After drilling down to “Paleo diet”, I would check which expired/deleted domains are available that have a quality backlink profile and then I would look at the competition analysis and the top 10 search results.
